Imperial Lake Miami Homes



Imperial Lake is a Planned Unit Development (PUD) located just West of the intersection of the Turnpike and the 836 expressways, around one of the largest inhabited lakes in Miami-Dade county.  The development is on the Western border of the county urban development, which makes it suburban, but the close access to both expressways and other major roads, such as the Tamiami Trail and Flagler Street, gives easy and fast access to the rest of the county. 

There are over 1200 residences at Imperial Lake and they were built during the 1990s and early 2000s.  It has four single family developments: Shoma Homes at Imperial Lake, Pacifica, Romantica and Lake Pointe 6, four Townhome developments, two of which are true townhomes: Reflections and Park Place and the other two are condos built as townhomes: Puerto Bello and Marina Real.  Finally there is the condo development built as two story villas: Villa Real.  Each development has its own association(s) and all are under the umbrella of the Imperial Lake Master Association.  Each sub association manages itself while the Master takes care of the maintenance of the Lake, the main roads, the amenities and the perimeter fences.

At the heart of the community is the huge lake, a former limestone quarry and estimated to be 60 feet deep in the middle.  The regulations allow for swimming, fishing, kayaking and boating as long as the boat has no engine. The Club House is at its shores and there is an artificial beach.  The amenities are pool, Jacuzzi, sauna, tennis, gym and a large Club House hall, which includes a kitchen, all of it with lake view.  The Club House is suitable for weddings, parties and similar activities.  There is a security patrol on duty 24 hours.  The dues to the Master are $161.84 paid every six months, which makes it the lowest maintenance fee with the most amenities, in the whole South Florida.  The periodic dues to each individual sub community are paid separately, but they tend to be relatively low as well.

Right next to the community is North Trail Park, which has jogging paths, basketball, volleyball and tennis courts, a soccer field and children playgrounds.  There is a large club house and several pavilions, which can be rented for parties or activities.

The Dolphin Mall, the second largest mall in Florida, is just two minutes drive away and the Miccosukee Resort & Gaming Casino is just 15 minutes drive to the West.  Miami International Airport is 18 minutes drive to the East and Downtown Miami is 30 minutes.  Those who love dirt biking can drive 3 minutes to 137 Avenue or 15 minutes to the beginning of the Everglades.  For those who love shooting, the largest open range in the county, the Trail Glades Range, is just 15 minutes due West.  The nearby city of Doral, as well as Tamiami Trail and Flagler street, provide plenty of choice for shopping, dining and all kind of services.  For students, Florida International University is just 10 minutes away drive.

The community already voted to become gated.  Plans and requests for permits have been submitted to the county and it is estimated the job will be finished in 2015.  No special assessment will be levied.  The main entrance of 122 Av will have a guard from 8AM to 10PM, along with the electronic entry.  The entrances through 127 Avenue and NW 12 Street will be only electronic.
